SRV 230 - Land Subdivision Credits: 3 Lecture Hours: 3 Lab Hours: 0 Practicum Hours: 0 Work Experience: 0 Course Type: Voc/Tech Covers different phases of the land development process: study financing of the project, site analysis, design of preliminary plat and a final plat. Prerequisite: CET 119 [Inactive] and CET 169 [Inactive] Competencies
- Review site selection criteria
- Demonstrate the knowledge of two approaches to site election
- Discuss the three categories of site characteristics.
- Discuss the impact of the site history
- Define legal and political factors that may affect the project
- Discuss how subdivision ordinances, contiguous property, overlapping regulations, and political factors may affect the subdivision project
- Discuss environmental impact studies
- Create a storm water management plan
- Draw a decision matrix
- Discuss the items to be considered in a site selection and the target market
- Create a preliminary plat for a selected area for the development of a single-family housing development
- Demonstrate knowledge of varying factors to be considered in site analysis
- Discuss project design and how that design will impact the project cost
- Demonstrate knowledge of site analysis tools and how they should be used
- Discuss regulatory requirements and how they impact the subdivision design
- Discuss utility extensions and how those considerations affect the design of the site
- Select a final concept and prepare a preliminary plat based on this concept
- Examine the impact of site engineering and storm water management on subdivision
- Demonstrate understanding of the site engineering plan
- Discuss a storm water drainage plan and the impact on site drainage patterns
- Discuss an erosion and sediment control plan and the land surveyor’s role in the implementation of this plan
- Discuss design of sanitary sewers and water distribution
- Demonstrate knowledge of residential street design impacts on the subdivision
- Discuss street design and the new directions that street design has shown in the past few years
- Calculate street geometry including intersections, radius, cul-de-sac turnarounds, and vertical/horizontal alignment
- Review basic design considerations utilizing cross-sections and storm water runoff systems
- Design a final plat based on a preliminary plat
- Discuss and evaluate local subdivision regulations
- Discuss state laws relating to subdivisions
- Calculate boundary and lot dimensions, bearings and areas
- Examine current rules and regulations pertaining to land development
